We are getting a bathroom remodeled and have decided to replace the window that is in the shower. It currently is an aluminum frame, that slides open and we want a fixed frame, vinyl trim, frosted glass for privacy.

I was quoted $1,530 for the window as follows:

This window is on an upstairs bathroom, first floor above ground on exterior side. First floor opens up to a deck, which drops down to ground level. I am guessing the scaffolding reference is to be able to get to the window on the outside? The counter reference is that we are having the material used on the bathroom counters as a window sill, which should help prevent water from getting in and amongst the window sill.

I suspect it's high but it's probably what you're going to get with just doing one window. They have to make it worth their time.

I can tell you I recently had 2 glass panes replaced on the first floor in my home. I believe the total was around $580 w/ tax for 2 46" x 40" low-e panes.

I had looked up the cost for an entire window unit, and I think it was around $750-$1000 for 72" x 40" or something like that.

See if there is a Ply Gem distributor in your area and get the price of the window plus a rec for an installer. Installer might let you buy the window yourself. I just replaced three in my house, all sliders with low-e glass: two 48x72 and one 48x40. Purchased direct from Ply Gem and total was $660.

Your have to trim, insulate, and caulk the outside after installation. It's not that hard to put in a window. YouTube it.

Waaaaay too high. As previous posters have said, scaffolding is completely unnecessary and labor is to much, especially with a 20 percent mark up. I have a hard time seeing how you could pay more than $700 total.

Giving you these quotes for a window makes me wonder if they are screwing you on cost with your remodel too.

Keep in mind that everyone on this board thinks all quotes are too high and all projects can be done on your own.

Best thing to do is get multiple quotes. That'll tell you.

I could understand carpentry labor if I thought there was carpentry work to be done...but I don't see it. Maybe I don't know ow what goes into a window replacement.

back to this...do windows such as what I am having replaced need to be installed from the inside or outside? Every video I have watched it has been done from the inside.

Both. Put in place from outside and secure it from inside.

Typically you have to remove the trim on the outside of the window in order to remove it. Once you install the window from the inside (shim/screw) you will still need to fasten the window flange to your siding on the outside and then replace the trim, paint, and caulk.

thanks - after questioning the amount on the carpentry work and how this "seems to be a pretty standard install", the price was magically reduced by $200.

So, at the end of the day, the window including install is right at $1100.

Some were questioning the "markup" - this is per the contract.

Still seems high, have you called any other companies? At most you're looking at a $600 top of the line window and for 1 window they might charge $200 install.

Champion quoted me $1100 for their top of the line w/install. Window World installed was $700, and the cheapest of all I called. I am always leery of the cheapest bid, and the highest.

I'm guessing you are dealing with a General Contractor for your project and his markup is where he makes his money.

When I had a supply line burst at a rental house the adjuster included a fee to have a general contractor run the project. Fortunately the GC allowance was more than my deductible so I came out ahead since I hired the contractors or did some of the work myself.

I really would love nothing more than to GC this and/or do this stuff full time - I think I would enjoy it.

This is more than a remodel - it is converting one full bath into two separate full baths (yes there is enough room to do it). So we are adding plumbing in subfloor, adding electrical, moving electrical, vent fans, framing for new walls, new window , converting doors to pocket doors, etc. It isn't something I want to tackle on my own for my first try. I want to watch this process, take notes, pictures and educate myself. That comes at a cost, I realize.

We want to remodel master bath next, and there is no moving around of stuff - just gut and replace, so to me THAT is the project I should GC (lower risk IMHO). Using what I learn here on the current project, I should be able to avoid the contractor overhead mgmt fee crap on the next.

I see this as paying GC fees on one project that I can spread the cost across to another and it won't feel so bad.

I completely understand maybe my post didn't come across the way I meant it to.

If you are in Austin and want a hand or need some tools when you are ready to do the other bathroom shoot me a note. I remodeled one bathroom already and am in the middle tearing the other one apart right now. In fact, during the Bama game I'd walk in there with a sledgehammer and start going to town after the pick six plays.

So, did you have to remodel just the bathroom or the whole house after that fiasco?

I'm doing a remodel myself on our second house down the street and believe you me, there was no way I was going to do any work on the house after that game!

The damage was limited to the bathroom. I've learned to not have anything close to me during games so I don't throw it at the TV.
