any tips and getting rid of this crap? I used F-Stop by Fertilome late last year and it doesn't look like it did a whole lot. If anything, it's gotten worse.

Do I just need to keep re-applying?

That doesn't look like active brown patch. It really looks like winter rye grass dying off in the heat in bare areas of St. augustine. I have had good luck with consan triple action 20 for treating active brown patch though.

interesting...maybe the previous owner threw some rye grass down when preparing to sell.

So would I just want to lay some new sod?

I wouldn't even lay down new sod, just water and fertilize and let the St. augustine fill in. Just watch these areas this summer for chinch bugs. (The picture actually looks like old chinch bug damage from last year that was over seeded with Rye grass)
