Thermo Ply Question

This may be a question for a home inspector/home builder, but it's worth a shot.

I have a friend that is having a home built in a Dallas suburb. We went out to look at it and they had the Thermo Ply up on the exterior walls, and are about to begin bricking. We noticed the Thermo Ply used was a mix of red and green. Looks like the subs just used whatever piece was within hands reach.

I did some research and saw that green is standard grade (.078" thick) and the red is structural grade (.113" thick).

Is this a huge issue? Should he approach the builder to have this corrected, or is it not a big deal?

Not really a big deal IMO on the difference between the two products but i'm sure you could make them switch it out if you wanted. Typically the thinner is used for sheathing attic hot walls on the interior of the home and the thicker is used as exterior sheathing.

Making sure that it is installed properly is more the issue. It is part of the cornice (which is the exterior envelope of the home) that weather proofs the home before they install the brick veneer. If this is not done properly, along with flashing, you could have leaks in the future.

Don't think I have ever heard the cornice called the exterior envelope of the home.

Should there be some sort of tape to seal the seams of the thermo ply?

The structural grade should have been used on shear walls. If it is a 2 story (codes may have changed) but it should have been used on all the first story.

1. I thought t-ply was outlawed as a structural wall?
2. Use plywood if you can I still can't beleive some builders still use this practice (probably K.B. or D.R.)

Thanks for the feedback guys. I called and told him and he is going to follow up with the builder.

Amazing (but not surprising) what these builders do. I know a lot of it has to do with what subs you have working on the house, but you'd think a good foreman/builder would see these shortcuts and not let it slide.

The home was engineered to meet certain windload and structural requirements. If the structural T-ply was in the specs then it should be used but I would be very surprised if that is the case. I would chalk this up as a non-issue.

It is more likely that the supplier was running short of the green and sent the red as a replacement.
