trim it out, add shutters, etc. I cringe at painted brick 99% of the time

I think it also has to do with your neigbhorhood. If you live in a new contruction track home type neighborhood, then it will likely look out of place. Almost all the homes in my area are from the 60's and you see a lot of painted brick and it looks very good. If you are the only one with it in the neigbhorhood, it might look out of place. In the end, the only thing that matters is if you like it, and you think it will resell. Don't worry about what others say.

Doesn't look bad to me either. Painting brick can be done, but it's generally a no-no. You gave the best reason: once painted--you can't go back; well, you can but it's REALLY expensive. IMO, learn to live with the view and enhance the home entrance and gardening.

there used to be a show about flipping starring the Trademark Properties crew. They bought a brick four-plex and wanted it painted. The house painter they regularly used said over and over you don't paint brick. He agreed to paint it and showed up with his shirt on wrong side out and the logo on his vans/trucks covered!

What would you do about the wood trim? I want to rip it off and put something more appealing up. There are 5 other houses within a half mile with the same design and it's so boring looking. Any thoughts?

Wife and i drove around Tyler yesterday and saw probably 50-60 painted brick houses that looked really good. She is dead set on doing it. We will see.

My goal is to add other things first, like shudders, landscaping, new trim, etc, and then our last decision would be painting brick

If your wife watches HGTV, she might be inclined to want painted brick because, "they do it all the time and it looks good." My wife watches HGTV, and we both think their idea of "nice looking" and ours differs more time than not.

don't paint the house bro, just do some exterior work to take the focus off of it. how's that walkway coming along?

I have a lot of rent houses and have flipped some houses so I feel I have a decent eye for this type thing. Based on your pictures, no way would I paint that brick.
