Going to be interesting to see how this new wave of ultra high end golf courses/communities in somewhat rural Texas plays out. There are currently four projects announced or underway with Freestone Club in Fairfield, Pine Ranch in Tyler, Maverick Golf and Ranch Club (Discovery Land) in Aledo, and now Wild Spring Ranch near Nacogdoches.

That's a lot of six figure memberships and million dollar homes to sell (acknowledging Wild Spring Ranch doesn't fit that category as a public course).

I have not looked into this at all, so it is very possible I am wrong, but this one seems more like the Sand Valley model than the Bandon Model. Still public play, for the most part, but also memberships, homes, etc.

Yes, it is absolutely not the Bandon model. They will have homes for sale and a membership $65k initiation.

Interestingly enough, Bandon does have a membership so they can host USGA championships. Might be the most exclusive membership in the US.

If you go to the website, it shows 2 residential developments as part of it. And if you buy into the Founder membership, you get priority access to plots.

"reserved tee times/lodging. golf fees covered in annual dues. guests 50% discount. preferred access to any future real estate development."

This is what I read. No idea if true. I also saw $7,500 per year of dues.

It will technically be "semi-private", so members get priority followed by resort guest and then public.

Comparing founder here to Rodeo Dunes, I'm not seeing anything on annual dues and the deposit is refundable after 30 years. Does anyone else have different information? Surely the website is fully disclosing…

Grew up in East Texas. They can really put something special together there on that land if they nail it. Elevation change possibilities and pine trees will be great. Woodland Hills is a cool little muni there on south side of Nac with some unusual drops and rises. I just think of something like that on a much much grander scale.
