Last I saw was Miramont's non-resident is a $30K initiation and $550/month in dues. 60 mile radius. Not sure on Traditions now.

Its been a few years since I looked at Traditions, non-resident, but at the time it was:
- Monthly Dues: $250
- Initiation Fee - $4,000

Full membership was:
- Monthly Dues: $490
- Initiation Fee - $12,750

I'm starting to seriously think about retirement back in aggieland. I want to live in a golf community to quickly build new friendships and bond with a group. I've only played Traditions, but I guess the other options would be Miramont or Pebble Creek?

Can anyone compare/contrast the courses and the communities in terms of cost and activity? My impressions are:

1. Miramont - best conditions but a bit pricey
2. Traditions - good track but always seems pretty deserted when I'm there. Which is great for golfing, but wondering if anyone lives there permanently or if it's all out of towners?
3. Pebble - more established/crowded club with families - but I really don't know much about the course or community there.

Pebble is reconstructing their greens, so that's gonna be nice. Supposed to be ready by June 1st.

I think Traditions is shutting down for summer to attend to their fairways?

Miramont is pretty. No crowds when I've been out there. In fact in the last year I have been 4 times and maybe saw 1 or 2 other groups per round and that's max.

Traditions is replacing all the fairways this summer with paspalum. Closing in June but they are building new tee boxes to make a par 3 course while the fairways are being sprigged.

Tons of people do. About a year ago they had 1000 members but only 200 had full golf privileges but I'm assuming that's gone up. The neighborhood is really really nice.

I live on 15 at Traditions. The majority of the playets on the first 6-8 tee times daily are course-side residents

Easy to join whatever group you match up with. It's a challenging layout. Bring a few extra golf balls with you

As mentioned, ownership is investing a SIGNIFICANT amount of $$ to re-sod all the fairways with this new salt resistant variety. June will be closed 100%

If money was no problem I would join Miramont.
Have played it a few times and each time it has been pristine. Even during the drought in 2011 or so.

I really like the layout.

The membership at Traditions is probably more laid back. Activities on game days with blue jeans as the prevailing attire. Miramont is probably not that casual.

They all 3 offer very different products. Based on the community prioritization you reference I might number them:
1. Pebble
2. Traditions
3. Miramont

Although you could probably swap 1/2 almost interchangeably. And I'm younger with small kids, so personally have a bias towards more family atmospheres.

For what it's worth I've been a member at 1 & 2. Tee times at Pebble were/are an issue as their golf memberships are something close to triple that of Traditions.

Thanks for the feedback. After having downsized in the empty nest (in 2020 during a global pandemic), I'm pretty focused on community. With no kids and everyone wearing masks, building new friendships in the neighborhood has been a challenge. Golf is the answer the next time around.

How do you get to be a member at Miramont if you don't know anyone who can sponsor you? will they set you up with someone who meets with you to make sure you're not a weirdo?

Figured that was the case but every club I've been a member at we just paid and started our membership. Never belonged anywhere fancy enough to require a sponsor

Traditions is pretty much a retirement community -- we are mid-50s and among the youngest residents.

There are no kids, other than grand kids.

There are a lot fewer "gameday" houses than there used to be -- fully time residents are increasing, and there is still a lot of building going on.

Tee times are not difficult, and you can walk on most afternoons. Join the MGA, and you get first tee times daily.

It is an unforgiving track -- and has declined in condition -- but the new greenskeeper is a pro, and things are trending up.

Pebble is a rougher course, and much more crowded. The neighborhood trends younger and more family oriented.

Say you might consider relocating from Houston. You have a pre-teen daughter that is above average and loves golf that is part of a really great JPGA OP36 program.

Which courses / clubs have the best program / environment for kids, but still have quality golf and facilities?

It almost sounds like

  • Pebble has a good family environment, but so so facilities.
  • Traditions has good facilities, but so so environment for kids / young families.
  • Miramont isn't an option for the average family.

To justify relocating it would mean we would move close to a club with a good kids program for her and environment for the rest of the family. And of course you can actually get on and play (on a course that doesn't make you regret the money).

If she's serious about golf and wants to get better traditions is a know brainer imo. It's such a tough course you can't but help to get better. Not to mention the practice facility is top notch. Can also rub with Aggie golf team which would be exciting for a young kid.

The Aggie golf team being there is cool, but not a selling point.

She's is in a great golf academy now. Weekly group practices and drills with biweekly OP36 tournaments.

This is literally all the website for Traditions has for kid instruction.

Camps and clinics are fun things in the summer outside of normal instruction. Most clubs / courses with a decent golf academy have it very visible so it's odd their website doesn't have much.

I spent 20 minutes looking and it actually looks like Pebble Creek is the only one with an actual Junior program listed at all which is the same JPGA OP36 program she is in now.


Based on the couple of posts above it sounds like if we moved into Traditions there wouldn't be any kids to make friends or play with. Which is a little bit of a concern even if the neighborhood seems to be exactly what Mom and I would prefer if we didn't have kids.

That's not how a kid gets better and learns the game.

Traditions Club has an after school program that runs for about 10 months of the year and an advanced players program that is 12 months out of the year for junior golfers as well as PGA Junior League Golf and Summer Camps. There are quite a few advanced junior golfers in the program including a couple of girls that play local, state, national and international events.

You can visit the link below to see some details; however, due to the current course renovations (changing the grass on the fairways, roughs, practice hole, short game area & driving range), the summer programs this year are limited. There are usually 5-6 summer camps in addition to all of the other junior programs. The after school program will resume in August.

We used Op36 for several years and think it is a great program; however, it became a bit remedial for the majority of our students. We still implement many of the ideas Op36 uses, but have tailored it to fit our needs and our facilities.

Do the majority of the juniors in your program live in the neighborhood? What is the size of the program / # of kids?

I completely get OP36 making more sense for younger kids and being less fruitful as they get older. Does Traditions have their own Junior League teams or do they play on other teams?

The After School program will usually have around 20 kids split over two different days with one class being more advanced than the other. The Players Program is a monthly 2 hour clinic for advanced juniors that is by invitation only. I want to be sure kids are mature enough and capable enough to work on specific drills while I am working with other students.

Our PGA JLG team has 12 on it and we play against teams from Pebble Creek and Miramont. We will also send an All Star Team to compete against other teams in the Section in mid July. The kids on all of the teams love the program.

Is your daughter going to public or private school? Brazos Christian Academy is right across the street from Traditions. If you are public, realize Traditions is in the Bryan HS pyramid.

How important is golf compared to the rest of what you want from a community?

There are plenty of Traditions members who live at Pebble or in south College Station.

Currently private in Houston. We live in town so it's a 20+ minute drive to practice facilities. 35 minutes to her academy. Only real downside to living in town.

The thought was, if we did move see if we could be close enough to a program to walk or take a golf cart and take advantage of the facilities multiple times a week.

If not, larger lots outside of town would be appealing.

I'm a member living in South CS. Honestly my location to the course is terrible and definitely impacts me getting out there. The direct route there has been in what feels like perpetual construction for a couple of years via various roads but once you get there it's worth it.
