We looked at a Beach in Galveston/Port A but the number never made sense. The insurance/maintenance would never turn a positive cash flow.

Covid made the value inflated as everyone saw the full calendar high price bookings and though it would last forever. Covid came/went and so did the bookings. This is the same throughout the STR/Aibnb market.

Beach homes in Destin, Lake homes on LBJ all following the same post covid drop. Many people who bought during peek covid is cash flow negative and selling at a loss. I am surprised there are not that many foreclosures because I am sure many people are under water.

I have a place in Bolivar. The insurance is reasonable, as in normal Houston rates. The flood insurance, however, is where I have a HUGE advantage. My home is in the 100 year and NOT the floodway. The realtors down there are shady characters. Those floodway policies run $5K - $6K/year. 100 year policies are more like $1000. Here's my place.

I got a quote a year ago.
  • Dwelling $235k, $25k personal property, 1% deductible - $1379
  • Flood building $235k, $25k contents, $10k deductible - $2914, $5k deductible - $3124
  • Windstorm $235k, $25k personal property, 1% deductible - $3074, 2% deductible - $2355, 3% deductible - $1892, 5% deductible - $1364



So, if I'm understanding this, (for $235k value) your total insurance nut is: $6k per year at least, and even higher depending on your windstorm deductible appetite?
