Not sure why you're having problems selling it. Looks immaculate. Every house that comes up for sale in my neighborhood (in Sterling Ridge off Branch Crossing between Craftwood and Crane Brook) seems to get snatched up immediately.

A couple of potential issues you may have. You may need to get on more higher traffic websites (Zillow) or even get a realtor involved so they can list on HAR.

The other thing is your rent $/mo seems a bit higher compared to similar homes in the Woodlands area.

Apparently anything over $1 million and under $400k get bought up very quickly.

The living room feels really small and the kitchen cabinets were painted but it needs updating as well.

Having the exact same trouble in College Station. We have been trying to sell ours for a few months and just listed it for rent a few weeks ago. Realtor told us the same thing, under $300k and over $1m going quick, everything else is just sitting.

for that to be a more useful figure, we would need to know what % of the available inventory each tranche makes up.

Over $1MM has some major discounts/bargains right now, but can be risky, or very volatile. Benders has some great examples of homes selling at 200-500k less than their original list price. Even the good listing agents are struggling with accurate price points.

Under $400k is affordable to the mean.

It's a tough market right now, and people are often dishing out large concessions to keep their potential buyer happy.

Call around and find the most reputable appraiser you can for a pre list opinion.
