Our house has been on the market for coming up on a year, but there is more to the story. We lived there for 10 years and loved it, but it's an old house. The foundation was unlevel but solid so we hoped someone would buy it knowing that like we did but we kept getting feedback on the foundation so we took it off the market and fixed it and then relisted. Now I think people are worried by the days on market plus it's just a tough market. Per sq ft it's probably the best priced bungalow I've seen in the heights and it actually has a decent front and back yard. Reach out with questions.

I actually was reading a lot of that thread before posting. I can take you calling my "bungalow" whatever you want. It's an old house and has everything that comes with it, but it's "priced to sell" Haha

Nice house and great $/ft for the Heights. A little constructive (hopefully) criticism... And I'm no expert at all, but the curb appeal is a little off for me. Trimming (or removing) those bushes in front would help a lot imo - especially the larger one to the left of the front door. You can't even see the front porch, which should be a feature. Good luck with it!

Are you getting showings? I would highlight that the foundation has been fixed in the listing. There's that one picture with the cracked driveway and raised bricks that gives me pause.

I think the price is still probably too high for that specific property being sub-2,000 sq ft. The pictures just read small & cramped overall. I thought the 2nd bedroom with the chairs was a pass through hallway until I looked closer. I didn't see the 3rd bathroom. Is the flex space considered part of the 1987 sq ft? All the extras being big makes me think the living spaces + master bedroom are small. The sq ft has to come from somewhere.

It's super cute, but the market is such right now that super cute isn't the main draw anymore. There's quite a bit of bigger & cheaper properties that are still renovated in your immediate area.

I'll piggyback on the curb appeal thing. The size of the lot should be appealing for the area but it's really not an efficient use of the space. The private space somebody would probably utilize the most is pretty small because the garage room has been built into it rather than over the garage itself. So it's paved off a fair chunk as a not very usable breezeway leaving even less room in the back and it has also eaten into that space.

The play structure and older fence make that back area look really small and not very appealing. If it were me, I'd probably remove the structure (most buyers are probably doing this anyway) and maybe spend a few hundred dollars planting beds on the fence line and making the area look more pleasant than it does now.

The house location I think you know probably isn't the best even with The Heights attached to it. Super close to 2 freeways. Close enough where it probably carries along with it the noise of a freeway… so a little bit of spend on yard appeal probably is worth it to get it moving.

The larger lot should be a big highlight here and it all is sort of pictured and displayed as an afterthought in my opinion.

me and the wife have been looking on and off again at the heights for about 6-9 months now (we both have real estate licenses). We're thinking about finally getting out of the burbs and we've seen this listing. Nice listing at a decent price for that side of main street.

There have been some really good curb appeal suggestions in this thread. I would also consider getting rid of the little wooden playset in the back yard as well as the window AC unit (swap it out with a mini split). Window units are probably one of our biggest turn offs. Maybe that's just us.

Good point on the window unit… I'd even go as far as say ditch the hanging lights too as they look low hanging in the pictures. I dunno… I get the space is probably limited due to size, but if the lot is a big feature, make it look more usable.
