How to transfer title from two generations?

What is the easiest way to get property transferred from grandpas name to grandsons name?

Grandpa died almost 30 years ago, grandma died about 10 years ago, mom and uncle are still alive but mom got the house when grandma died. I'm not shocked that my family never transferred the ownership and I'm afraid it's not going to be easy. Mom keeps saying the property is in a "Lady bird trust" whatever that is but the county tax roll still shows it in grandpas name. I'd like to get it put in my name once and for all. Mom said for me to get it done. I have no clue where to start. Property has little value other than sentimental to me.
Advice is appreciated.

You are probably going to need to get a lawyer. Is your uncle still alive? Did he have any kids? Do you have any other siblings?

If there is a lady bird deed leaving it to your mom, your grandfather's death cert might be enough to get it transferred to her then she can set up a lady bird deed leaving it to you.

Lady bird deeds are filed with the county so you should be able to look up any records for the property and see if that exists.

Hopefully there wasn't a homestead exemption in place for your grandpa. Because once you transfer the deed and they see he's been dead for 30 years, they're going to remove the homestead exemption and you're going to owe a lot of back taxes.

I agree you probably will need attorney advice. But before you do that contact a local title company and request their services. They have in-house attorneys and you can use them to start the process.

If you do not like their attorneys advise them reach out to an independent attorney/second title company for a second review.

Example: we had about 20 acres that we wanted to sell but the first title company said it would take about as much money to sell than it was worth. We reached out to a second title company who offered a much better solution. We sold the property to the original buyer.
