nice house. probably asking a bit too much for the 3/2 on that lot. Should list at 299,000 and then negotiate down from there. wil probably end up getting $190/ sq ft

I appreciate the feedback. Price point was a combination of a couple properties that have sold recently in the neighborhood and feedback we received from a few potential buyers/realtors. The shop in the backyard is a very difficult addition to gauge. Add in the oversized garage and a carport..makes it a very unique property to find comparable listings.

For example, at your $190/sf (a reasonable price for this area), the 1572sf living is ~$298k. That is right in line with quality builds in Victoria County that have a 2-car garage. How do I reasonably adjust my price to account for the carport and the large shop with RV hookup? You couldn't build the carport and shop for $30k today. Probably closer to double that to have them built today.

I'm open to any and all feedback but even some realtor friends I have talked with can't find good comps in this area of town.
