What can you all tell me about DR Horton builds in CenTex?

If you do it right … hiring an independent inspector at every milestone… on par for a good deal or would I find more trouble than it's worth?

Built 3 homes. Don't know anything about DR Horton, but in general...Good Builders can build Bad Homes too.

Only way to ensure what's being done is to go out to the jobsite Everyday. It sucks. It's a ton of work. Especially at the beging when its just foundation and framing. But it's worth it.

This. Totally depends on the superintendent in charge of your house.

I purchased a DR Horton home back in 2012 in South Austin. We never really had any issues with the home. We did our due diligence by hiring a home inspector.

I am second owner of DR Horton home in a Dallas that was built in 2003. It has been solid with no issues.

built one in Houston. Great home. Had inspector come in multiple times at critical points along the way. Get to know the project manager. They'll sub contract it out, but if you know the guy and visit the site often, I believe they'll pay a little closer attention. Maybe not, but if you're there daily/weekly, paying attention, asking questions, they're less likely to let things slide.

If you can keep up with being there/inspecting it would be fine. It's more affordable for a reason but they aren't as bad as KB homes IMO. They have been around quite a while which is always a good sign. Always talk to your super about issues. Subs don't care about you and the overall house and they will answer to the builder, not you.

They probably come with some levels of warranties. I think living in one for 5 to 10 years will be just fine…I would try to find something else if it's a long term place to live.

Donald R. Horton passed away on May 17, 2024. Really good family....but they just about always flew commercial prior to DR's death. Now...it's almost always G4's.

Only lesson from that is: "If you don't spend it, you grandchildren will....so go ahead and enjoy your success."

Fun fact: D.R. Horton and most of the biggest home builders in the U.S. are owned by Blackrock now.

10000000000% I've been really lucky to have great ccms so far and we are pretty good about running off the bad ones, but sometimes stuff happens. I try to walk my houses a bunch just to check in too, but most sales consultants don't

I can tell you that when you need a roof, I'll know exactly where the rotted decking, rotted trim, and leaks will be located by seeing the house from the road.

They use subs like everyone else and you are at the mercy of which sub you get. In one neighborhood I reroofed about 30 homes and every single one had exactly the same leaks and the same rot. It was so consistent I could write the repair work into the contract before starting.

Unless I personally knew the subs, I don't care who the builder is, I'd be checking the work daily.

Technically they own 11%, they are the largest shareholder in D.R. Horton. If you don't think that gives them some leverage then I dunno what to tell you.
