You should also take some videos, pictures, and measurements of things you may want to reference in the lead up to owning the home while the inspector works. Of course, make sure you ask your realtor if its ok with the seller. While you do this, if you spot anything you have a question about, the inspector can take a look for you while doing the regular work.
Some that I like to do are: electrical panel, water main, water distribution box if applicable, central alarm box, internet / cable box, water heater, AC unit labels, heater / furnace labels, and if you can access a shingle you may want to snap a photo of top or bottom if possible (can help with insurance if they ask). I also like to note anything that runs off an app during this process so you can go ahead and download them to be ready for setting up the basics quickly when you take possession - thermostats, video doorbells / cameras, garage door opener, etc.
