I'm looking to sell my STR in Bryson City, NC. This is the place I offered to folks who were impacted by the recent storm in North Carolina, and thank fully I was able to help take care of a local family for a week or so. The cabin did not sustain any damage during the storm and I continue to book guests. It's done well for me but I'm looking to bring my equity closer to home and work demands prevent me from maximizing the value and income it's capable of. This is a turn-key STR that will cash flow immediately. Local area runs off vacation rentals and the house is outside city limits, so no worries about zoning laws or ordinances preventing STR usage.

Trillium Way

Asking: $550k

2023 gross rents excluding cleaning fees: $41.3k
Anticipated 2024 gross rents excluding cleaning fees: $35k

The cabin was used for personal enjoyment for about 2 weeks of prime rental time in 2023 (June and October) and this year I've simply dropped the ball on keeping up with pricing, general occupancy rates, etc. I have a neighbor that has already grossed closer to $60k this year but she allows pets and I don't. Could be a big motivator for folks.

Details:
  • Selling as-is, fully furnished
  • Finished late summer 2022
  • 2 bed / 2 bath
  • Hot tub
  • Natural gas fireplace
  • Less than 10 minutes to downtown Bryson City (home of the Great Smokey Mountain Railway - they do a great Polar Express each year)
  • Very easily driven driveway that doesn't require 4wd - a big plus for renters
  • Plenty of spare furnishings (plates, bowls, etc.)
  • Has some winter holiday decor

Needs:
  • Stain/sealant on all decks/exposed wood
  • New paint/sealant on firepit chairs
  • Deep clean of gas BBQ grill

Property taxes are less than $2k/yr, small HOA fee of $400/yr helps with road paving, brush clearing, ec.

Looking to FSBO with use of lawyer per NC law, will pay 1% buyer realtor fee if truly necessary.

Send an email to my username @ hotmail if you're interested in buying (or renting outside of AirBnB fees).

Edit - forgot to include asking price in original post.

Tried to email but it got kicked back.

Can you provide a ballpark annual insurance cost?

Do you self manage? What are management fees annually?

Weird, should have gone through.

Don't recall insurance offhand but it's around $800/year, certainly less than $1,000.

I self manage via Airbnb and my cleaner does all routine turnover between guests. Rely on other service providers for bigger maintenance items.

Glad to chat via phone if you're interested and would like more info.
