Those that have rental properties, what is your average turnover for new tenants? We've had our Rice Military townhome rental for 8 years now and averaging 2 years for tenants.

Only turnaround I have had was about 4 days. Hoping similar for next one next summer. Might be harder because of things that will need to be done due to kids and 3 year lease.

Two years is about average for my houses in Rice Military and the Heights. We try to turn our units in around 3 days and I've never had more than a week between tenants in the 16 years I've been a landlord.

3 days is impressive- do you show the homes when the current tenant is still in?

Yes sir. Require that the tenant have the home professionally cleaned upon move out it will make your turnover process go much more smoothly. And it needs to be a "move out" cleaning where they get the windows, trim, oven, fridge, etc. If there is carpet at the house, I pay to have that shampooed between tenants.
