Combining 2 contiguous properties into one

Bought an initial property in Grimes county earlier this year and recently purchased an adjacent property. What's involved in combining into one property/one address? Just get new survey and submit to county?

I'm sure someone will come along with more advice but I'd call the title company who did your last purchase. You will need a title company to do whatever you need to do.

What are you trying to accomplish? Only positive I can think of is some county CADs will value it lower per acre but all you have to do is ask them to combine them under one ID number in their system.

Good question about the advantage. Was really thinking just simplicity of one vs two. Bought 13 initially then an adjacent 4.3. Possibility to add another 3-5 on west side and 25 on East at some point.

I'd just consider the property as being 17 acres.

Other than having to write two checks to the tax man, what other efficiencies would you gain?

Do you have a mortgage on the original property? I assume not.

Additionally, if you want or need to sell off part of the property in the future there will be expenses to separate that back out.

Not sure if it applies to your situation but there could be property tax advantages to combining properties. For example, homestead exemption if you combine an adjacent lot to homestead. And I know in some counties in Colorado, unimproved land is taxed at a much higher rate than improved...so if you combine an adjacent unimproved lot to your improved lot, taxes go way down for the unimproved piece.

You will need to file an application for a replat with the county to combine the separate properties. It's usually not cheap.

As for the address, all you should need to do is contact someone at the county to update the "911 address" and then notify all your utility providers of the change. You should be able to do that without a replat.
