BCS real estate attorney recommendation ? Shared lake agreement.

Please recommend a BCS real estate attorney for creating deed restrictions and a shared use agreement for a lake. Also to revise our family trust.

I'm selling our farm in Matagorda County and splitting it in 25acre tracts. It has an 8 acre lake that will be split.

Do any of you have a shared use agreement for a lake that I could review?

The realtor recommended we create deed restrictions to avoid commercial use next to our house and also for use of the lake.

Normally, each owner has normal legal rights following property lines as if the lake did not exist. Are you wanting to do something different?

Jeff did the liability waiver for my rural recreational properties. General consensus is the waiver doesn't keep you from getting sued but might help your case some. Curious if the shared use agreement actually gives much liability protection?

Id want the shared use agreement to say that every person using the lake must have the generic agritourism waiver signed. The signs might be tough considering access points.

Don't forget maintenance obligations especially if there is a damn that might have to be maintained.
