Anyone do specific MH lending or have a product in NE Texas

Double wide fixed on a permanent foundation with an acre, appraised cleanly for FHA above value. HUD tags were salvaged due to damage during initial transport. Home was completely repaired and surrendered to land according to TDHCA title and clear Certificate of Occupancy.
We caught it late in the transaction as everything is still in place, but FHA said no because it was repaired onsite and not in a factory.

Spoke to them today. Really great professional folks, but their wheelhouse is unit lending(vehicle w/o land) in parks where the seller is the park/community.
If someone had the capital and backing, this is going to be a huge market as units sold and placed 3-4 years ago are resold.

You know from mortgage how difficult MH are to finance. If it's not a perfect deal or a dealer with specific financing from a lender they are just tough. I always pass on them since they always have "a gotcha" you find out about half way through the deal.

New world Steve. I have closed 3 in the last 4 months representing the buyer. 2 were FHA. I am trying to pick up those fallouts

Good for you. It's a specialized world. I stick to conventional. Some fha and va and I'm done.
