FSBO - Paint House or No

My sister and I have inherited our parents' home and plan to sell the house FSBO. Their dogs weren't well housebroken so we have replaced carpet in the bedrooms. I am having a brand new roof put on with an insurance claim.

My Mom was in a wheelchair and beat up the cabinets in the house pretty good. There are also some scuffs on the walls.

Question - would it be a good use of money to go ahead and have the cabinets and possibly the walls painted before we list the house? My thought is with brand new carpet and a brand new roof, we would be better served by going ahead and painting. I have heard that "allowances" don't really work.

Any thoughts are appreciated.

FWIW - house is in Lubbock.

Yes.

Most buyers cannot see beyond what is right in front of their eyes and most do not want to HAVE to do things.

May not actually make you more money, but as you said, if you are doing the other things it should make it sell faster.

Eta had to do that in my dad's place. Have a pretty good guy in the Dallas area. Great quality and price. Somewhat hard to pin down on actually scheduling the work. But once I did, I was very happy with the result.

agreed. paint is a relatively cheap way to upgrade the home and typically has positive ROI.

Just a little aside to this direct question....

I am currently shopping for a second home, and am engaged with a for sale by owner property. I have a realtor. While the owner is a nice and reasonable person, dealing with an unrepresented owner has been a huge detriment to the process. Starts with the perception he doesn't want to pay either realtor, carries over to fear of offending the owner with comments/requests/offers.

I can see buying without a realtor, but I am no longer a fan of FSBO. Your question is just one point in this journey that hurts now have to deal with. With a listing agent, it's easy for lookers to use go-between agents to negotiate through this type of stuff, but directly with an owner brings too much emotion to the table.
