Closed on our construction loan with Texas Traditions Bank today. If you are tired of dealing with all the garbage that the big banks put you through, this is an awesome bank located in Katy, Texas who would love to have you as a customer. Every time I walk in, they greet me by name.

Also, we got our As Built letter from the engineers on our detention (I know Diggity was losing sleep over this) and have our fresh water, sewer, and gas lines installed and ready to rock.

So you have your letter of completion for infrastructure, and filed/recorded plat? When are you looking to go vertical? Is the construction loan for all 18 at one time?

We replatted, started our detention, site work, and utilities (about $900k in total cost before we could go vertical here mostly due to detention), just signed our loan, and will be going vertical in the next few weeks. Our goal is to complete and sell 5 of our 9 units by early Summer of 2025 and then deliver the last 4 units the following Summer. We own 9 of the 18 units that can be built on this site.

Very cool! Like the balcony area on main floor.

So 50 grand per lot for infrastructure, including street paving? Not bad.

And this is roughly a 21' wide x 47-48' deep product?

What all is on the Garage level other that garage and a full bathroom?

I'm hesitant to go 3-stories in CS but works in a bigger city/more metropolitan/uptown area.

Correct on pricing and dimensions.

First floor is the garage, entry, stairwell, bedroom, bathroom, and back patio.

Would definitely need to be a dense spot in BCS to make sense, but I could definitely see it more in the future. You should post some of your future projects!

I might just do that! Started framing the first phase of my next townhome deal on Tuesday of last week, 2+ years in the making to get to this point!

I'm curious about what City is making you do for your firewall construction on these. I see that they are detached but very close together.
