Any builders from the Wimberley area that could give me an idea of current per sq.ft. construction costs for a semi-custom home? Lot/land cost need not be included. TIA

I'm talking to builders between Wimberley and north San Antonio, and I'm seeing prices from $275 sf and up, depending on lot, finishes, size, etc.

We recently signed a contract to build north of Canyon Lake and it's $270-ish sq ft.

I might be way off base and I feel stupid for asking, but I've never built my own home. I've always dreamed of doing so.

That price is exclusive of the lot price? So if I spent 400k on 4 acres, the per SF price you quote is land development alone? AKA, sewer lines, internet, electrical, foundation, plumbing, all the way up from the ground until I can move in?

Which fluctuates based on the finishes, how many garages (2 or 3), stories, etc.

Or is 220/ft including the price of the lot?

None include the lot. Varies from builder to builder as to what site prep is included in ppsqft. Our $270-ish includes prep, running the trenches for electric, and septic system. Does not include landscaping, fencing. Our cost would be lower if our lot wasn't so sloped. They're going to have to cut into the hill so that we don't have 20 ft of concrete to pour.

Does it also have high end finishes? Wood beam/ceiling details, etc, or more standard finishes?

Some high-end like cabinets, tile, flooring, but no beams. High end will be over $300/sq ft

Sometimes the price per foot can be deceiving....so many variables to each unique lot:

Cost of architect
A/V
Pool
landscaping
Clearing of land/site work/retention walls
Size of foundation (is land on a slope)
proximity to utilities

And then from there you have all the different building materials and finish out options that can wildly swing a budget.

But yes I think $225/Ft is entry fee and goes up from there,
