Anyone have any recent cost per sf they don't mind providing for comparison?

The initial estimate from our anticipated builder jumped about $65 per sf in about 5-6 months to $340 / sf while we were focused on the design and overall site plan. Seems like they have a lot of projects going on so not necessarily hungry for more.

The two options we have are fro 2,900 to 3,240. Nothing extravagant (i.e , no outdoor kitchen, pool, etc.). Site has about 6' of slope where the foundation will be. The only upgrade we're strongly bent on is a standing seam metal roof, and realize that is an extra $2-3 per framed foot.

Building hill country house now and hoping to break ground in next 30-45 days. 48in change front to back foundation. 3145 sq ft with 3 car garage and large back porch. No landscaping or fences etc. Ours is coming in at 220s/sq ft with middle of the road finishes. I could see us easily getting to 250+ with more upgrades, custom choices, more foundation. Materials just crazy right now and no subs available.

Looks like we have a club here! The wife and I are in this exact spot. Building in the Texas Hill Country and have been working with our Aggie builder since April of last year. It has definitely been a journey. Our final ppsf came to about 250 for just over a 3200 sqft home w/ 3-car garage. We added a few upgrades along the way and the builder has been really great so far. They have excellent craftsmanship and we were very impressed with the quality of their homes.

I expect to meet our project manager in the next couple of weeks and I am hopeful that we will pour sometime in late April or possibly May. They are saying 10-12 months to complete but who knows if the supply chain or subs will cause delays. We originally wanted our home done by summer 2022. However, it will end up taking 2 full years to get it completed after the entire process plays out. It is not the builders fault, they have been great. But it is just what is going on right now.

Our price went up significantly from our initial estimate until final contract. I also wanted a standing seam metal roof but ended up having to give that up. We wanted to add a few other things and that was the balance we went with. We will have three fireplaces, extended back porch overlooking our view and a 10x9 walk-in pantry for the wife, which she is over the moon about.

It is very strange to go through a time that can be as frustrating as it is exciting. I have build one home before and the experience was very different compared to what is happening in the building world today. Out-of-state buyers working from home have changed the game here in Texas.

Absolutely. Casadomaine Custom Homes. We have been working with Stephanie over the last year, so she has been the main contact for us. The process is quite a bit slower overall, but that is because there is a lot of attention to detail. They put many eyes on the project, and we have experienced actions out of them that we have not experienced with other builders. It will be a long building process, but worth it. We believe this is our forever home.

That is our experience so far, so we hope it stays on par with everything in the future. If you are in the area then I would recommend contacting Stephanie and touring the model home she is in, it is really beautiful. I believe they are going to finish another new model soon. I am always happy to promote other Aggies, especially when they are doing a great job.

Are these totally custom builds or are they using/modifying the builders' pre-existing plans?

Edit: Meant to add, casadomaine looks like they do really nice work. Saving this info for down the road.

To my knowledge they can do totally custom work. We took an existing plan of theirs that we liked and did customize it with their architect. But I believe I saw one of their sales reps on an interview saying they can take any plan and customize what you'd like.

Yes, full custom. Due to the lot slope and a dry creek, we needed a custom design. We had a general idea of size, style, and orientation but needed a designer to create the plans.

David Weekly homes build on your lot was quoting me $218/ sq. Ft. For home to be built on our place in the hills west of Austin. That didn't include upgrades.

We are still deciding. They said this exact same house cost $150k less 18 to 24 months ago.
