Tenant unreasonable about inspections

We are beating a dead horse. So much so that if you read closely, only 1 post criticized the inspections (the actual business practice brought up here) themselves though I think many here find the practice pretty bizarre.

The reason the gift thing made me raise an eyebrow is because it is entering premises without a business purpose.

At the very least reconsider the 24 hours notice thing. Not only does that not make any sense, it's borderline sus.

Doing business their way is fine, but not respecting a person's home is not fine.

The landlords' seem like great people, and mean well. But this is the tenant's home at the end of the day, that they pay for, and the landlords' way of business doesn't correspond with giving that sense of feeling, which is what the landlord wants (I think).

Going into a home 4/5 times a year is extremely intrusive, especially with only 24 hours notice.

Second this. At the end of the day, if it was in the lease and the tenant signed it, it is what it is, but I would find the OP an intrusive landlord and it would bother me quite a bit.

I would inspect at whatever frequency you need to safeguard your investment.
House gets damaged, the tenant simply leaves and you get stuck.

As long as its fully disclosed in your rental agreement.
If renters doesn't like your terms they don't have to rent from you.
If your terms keep the property from being rented you can obviously change.

I would terminate her agreement and move on. You don't need the stress, get a renter that agrees to your terms.

My grandfather had rental property in a small town that was his retirement income. He had built the houses and took care of them.
One SOB painted the interior walls bright purple. Another decided to sneak in dogs and raise puppies. Without cleaning the mess. One month security deposit nevered fully covered the damage. Majority of his renters were decent people.

A friend also has rental houses as his retirement income and it's routine to find someone repainting wild colors, damaging window screens, rebuilding car parts on the kitchen counters. Other long term renters he almost never checks other than to do requested repairs.
