Are your kids willing to room together? If so then a SFH will likely be easier to sell later. If they want to each have friends living there, maybe a duplex and rent the remaining rooms to their friends?
I have a nice 3-2-2 home that is a popular rental for students. I am about to list it for sale. We could keep the realtors out of the middle and save us both some money.
