My house in Mansfield is on the market

Hi all, we put our house in Mansfield on the market yesterday and I thought I would share here. It's a ~2,200sf 3/2/2, listed at $280K. We are having an open house tomorrow from 12-3.

Hopefully none of these pictures make it on the "absolutely stunning custom home" thread LOL

Stupid question. Is that an investment property?

If yes, what will you do with the proceeds? Invest in another house? Stock market?

I already talked with Centex99, but they are looking for something bigger, with a pool.

This isn't an investment property for us, it's our primary (only home) and we are relocating out of state

Nice house. Won't have any trouble getting top dollar.

Mine went live Thursday and I've already got an offer I'm probably going to accept before Showing are supposed to start tomorrow.

Why cap yourself like that? Why not wait till Sunday night after people have had the weekend to come peruse and then make offers? This is the hottest market in awhile and just doesn't seem logical to me to take the first offer. If we had done that, we would have sold our house at $400K vs the $425K we ended up getting.

Agreed. We listed a house recently at $350,000, received an offer the same day for $345,000 all cash, and ended up going under contract at $370,000 after three other bids were placed and the final round process played out.

We got $50k over asking and we had some issues like a leaseback etc. buyer paid several closing costs too. I doubt someone was going to beat it. Our realtor said they had their eye on location and type and when it came open they jumped w a very strong offer.

Open house went well, there are several more showings scheduled today. We had one cash offer for asking price before the open house, but knew better ones would come in.

My listing agent said that as of 5pm yesterday there were six other offers and several others that stated they would be submitting offers last night. We didn't discuss details yet as we will review offers tonight, but he said several were in the $300s with the highest in the $320s from someone that hadn't seen the house in person yet. He said he is a little worried that one may be someone just trying to lock down the house and possibly back out of the contract after they see it in person if they don't like it as much as they thought, it's happened to him a couple of times lately.

Either way, it looks like we should be reviewing 10+ offers this evening.

The locking down the house and then backing out is absolutely a thing. One of the ways I suggest avoiding it...look at the size and timing of the option period. We had a $1000 and 2 day option period from our buyer. His offer wasn't the highest but the strongest when including that.

Also, don't be afraid to Google stalk the names on the offers and see what is brought up. You can also check the local county appraisal districts to see if they own other assets.

Dammit, now you have me worried. We are looking to accept a great offer (not the highest one) but one with no appraisal contingency, but the potential buyer's name might as well be "Bob Smith" as far as the appraisal district is concerned.

How do you get an inspection done/back in 4 days? I'm open to waiving appraisal... I want to be a good looking offer when I start making offers but for sure want an inspection done...

Just call the inspector ASAP. You'll generally be able to get an overview after the inspection of big ticket issues right after the inspection before they finish the official report.

But right now, I'd lob some calls out to inspectors and see their availablity and if they are able to get you pencilled into the schedule during that period. Just try not to make it happen on the afternoon the option period expires. You might be able to get away with the morning it expires.

If you have a realtor and lender worth a damn they will get it done. A family member is leaving Austin for D/FW. The contract was fully executed 4/18 and the inspection was done 4/21. The appraiser came the next day.

12 hours later and my wife is already asking for updates, granted she went to NY yesterday with my youngest for a college visit and is watching this from afar.

I'm headed back to Oregon in a couple hours so we will all be watching this from afar, hopefully everything works out, but at least we have 17 offers, all but one well over asking price.

My 21 year old son bought that about 10 years ago to troll me. He kept saying he wanted to go to school there just to create a little family awkwardness. I told him if he had the grades to get in he was welcome to attend school there.

That didn't happen

Really nice house. My wife and I were on the flip side of all those offers recently. Luckily landed the 4th house we bid on. Had to do the appraisal waiver and 48 hour option period.

We bought in the Austin burbs. I'd be happy to answer any questions. It was a miserable process. And we thought we were overpaying terribly. But the appraisal came back 20k over what we paid for it. Now I'm worried about our value skyrocking. We bought over our budget and taxes could really screw me.
