I'm not holding my breath for that to happen in residential real estate Steve.

I read a stat a few months ago that there were currently more licensed agents (nationwide) than active listings.

I remember when I lived in College Station, just out of curiosity, I looked up how many active real estate agents were registered with the BCS MLS. It was something like one for every three active listings.

The BCS MLS website was absolutely terrible back then, so I'm sure not all of the realtor info was correct, but it was still a whole lot of agents for such a small area.

The vast majority of RE licenses are part time 'friends and family' Realtors. One or two deals a year, maybe. Or just doing their own deals. An active investor would be wise to have a license.

I have a client that is a perfect example. He has sent me four deals in three years but half were his personal transactions. So two deals not his own.

Mortgage used to be the same way. But the CFPB made getting and holding a license washed most of those folks out.

That is what my wife and i do. Together we have closed between 4-10 per year for several years. I typically do 1-2 of my own per year. High was 2017 with 12.


HAving a license and paying dues requires a minimum of a few deals be done per year to make it worth it.

I hate that!! I was the listing agent on our home in BCS (I was licensed before I realized I kind of hated real estate). We had a deadline for offers, and picked the highest and most reasonable offer. We verbally accepted an offer, I was just waiting for my husband to sign on the dotted line after work. Another agent in my office kept blowing up my phone when we said we had accepted another offer. They tried to throw stupid money at us (it wouldn't have appraised), and tried to guilt me into keeping the transaction "in the office." When I explained that we had verbally accepted an offer we felt would successfully close, the other agent said verbal agreements meant nothing. Well, my integrity said otherwise. Our transaction went smoothly, the buyer was a dream, we got over ask, and the other agent was wonderful. Being able to respect myself at the end of the day hasn't failed me yet.
