I have to select a home warranty for a home I'm purchasing and can select from the following companies. Any I should avoid?

I used American home shield, and got my money's worth probably got 2-3x what the policy cost in repairs. BUT I had to wait 2 weeks in July for HVAC parts to come in.

I think I would have rather paid out of pocket and had it done ASAP than wait for AHS to finally get parts for the HVAC guy.

I've been with first American for several years... Have used several before that. Been very happy with first American.

My opinion.. do not use American Homeshield. They are fine with the basics, but I know multiple people who were shared on AC units. The worst was declined coverage due to improper installation.. the unit was 19 years old.

The other 2 had rust in the unit so they claimed lack of maintenance and declined.

First American actually doesn't even require annual maintenance on AC.

Plenty of people hate warranties... I love knowing I'll never wake up hot and have to spend thousands to get cool again.. it's worked great for new for loss of appliances and systems.

First American is OK. In five years we've probably broken even in terms of money paid for the warranty vs. service/new product/parts.

We've had to fight them on a couple things, but overall their customer service is OK.

We just got to the end of our first year of warranty and received a notice saying they would not be able to extend their service. Used correctly, they can be worth it on the right property. Ours got tired of losing $
