To answer your question, no they aren't paying that per square foot. It's a nice townhome, but it's priced much too high. We actually are closing on a new townhome today. So we have been in the market for a while. You are going to need to lower the price to be competitive.

Damn, shocked at my fellow Aggies trashing my personal listing. It might not be right for you, but hopefully it is for someone.
Just closed on it last summer. Corner unit, all brand new appliances, tile throughout, granite, etc.
If I dont sell it in the next 60 days it will be on the game day/parents weekend AirBnB market.

I've looked at some of these and they're nice. With so many of them for sale and the new construction going on it looks like a tough market to me.

yep, I agree. These end units dont last long as they are built. Last year a lot of the older units came on the market and then sold again.
You are right. If you are a price for sq. ft. buyer, then Summit Crossing is not the right place. However, if you are looking for a great condo, with garages, at the higher end of the market these are perfect - without a bunch of college students, then Summit is great.
We purchased the condo for games and then retire in down the road. Then I got a job that allows me to live in B/CS so now we are building in south College Station.

Did you make the upgrades ? It is a nice unit. Just seems a tad high, but you may find a buyer that wants ease and move in ready.

Yes, I bought it during framing. Selected tile, paint, cabinets, appliances, etc. I wanted the end unit at the end of the street. Windows all down the side make it feel awesome.
I would have retired in the condo but my job moved and now building here.
If I don't sell it, I will do weekend rentals and still retire in it in 10 years. Great condo. Best in Summit Crossing by far.

Again, it is NOT a condo....it is a town-home. There's a big difference between the two and since you are selling it it's important to know the distinction.

In a condo you only own what's inside your walls.
In a TH it's basically like a regular house in that you own the land and the building and you are responsible for it all. You also have different insurance policies for both.

Plus getting finance for a TH is way easier than for a condo

^^I agree, it has a lot of light and space.

OP, you may wish to check with CoCS re the AirBnB as that used to be an ordinance against it. Don't know if that is still the case.
