Bear with me - I do not know all of the correct lingo. We have had a homeowners policy with Travelers for years. Our insurance agent no longer represents them so we are being dropped 2/16/19 per a letter from Travelers.

That same agent quoted us a new policy with Safeco. It's an OK quote but includes "other structure" which we don't have & a ton for personal property - WAAAAAY more than what we have.

Main question: Is there a company that only insures a structure? I don't care about contents at all.

We also have a lake house & it's rural and insured by Germania. I will check with them but I did once before & because our Dallas property is a loft type warehouse-y building, they would not cover it. Way back then, Travelers was the only one that would cover it as a residential policy - or so we were told.

Suddenly the guy we've used is all up in my business about how much time we spend at each place. We're retired, we do what we want.... no set schedule or days at one place or the other or neither. Does it matter?

We have all of our rental properties under one Lloyds of London package separate from our personal use properties.

Pretty much every carrier for homeowners does protect your personal property as a percentage of dwelling coverage. Cant remove it or if you lower it, it wont have an effect on your premium. You could find a homeowners with Actual cash value on personal property that would be cheaper.

The reason for the time at each property on vacation homes probably has to do with vacancy rules they have for the carrier or if you do AirBnB.

There are other independent agents that represent Travelers, you should be able to find one. You did not mention which HO form you are on but all I've seen have other structures coverage. You can't delete it. Whoever placed your rental properties with Lloyds should have options for you too. I know Lloyds provides personal lines coverage. Germania maybe be able to help but you are right to shop it. Good luck...

Thank y'all. I have calls in to Germania & our rental property coverage guy, plus our next door neighbor has sent an email to their agent & they are in the same spot as us: same warehouse/loft & they have a 2nd home in Costa Rica so aren't in Dallas full time. Pretty much apples to apples (except their house down there is way cooler than our little lake house out east)

I was wondering why Travelers just didn't recommend another agent. Weird.

There are a lot of agents out there. I'd just find another one. Most ins cos have a policy against recommending specific agents as they work with many and try not to offend folks.

Their website may allow you to type in your zip and find ones close to your house if you want to do your own research.
