There are property listings within Sam Houston National Forest (just east of Willis) that say no restrictions. How does this work? What National Forest restrictions are there, and what are the differences between buying here or somewhere else?

No restrictions. If it's not owned by .gov, it is private property - no restriction. The laws that created the NF system essentially mapped out areas that could be purchased by the .gov. In practice, the federal gov't rarely had the cash to buy up all the land inside the designated areas, so they end up with a patchwork of parcels bought up from willing sellers. the Sam is very patchwork around the edges. Private property never bought up by the govt is still private property to be traded at will by private citizens.

Correct. Nothing different then buying a home in suburbia. One potential problem is finding good comparables for the appraisal. good news is the appraiser can designate rural and go out up to 25 miles away.

I financed my buddy on 20 acres and the appraiser could not find comps. We ended up cutting it up to two ten acres with the seller owner financing the second 10 acres.
