All other things equal (roofline, attic space, etc.), approximately how much more is a 3 car garage vs 2 car? Are we talking $5k, $10k, or more?

When we built with a production builder they were charging about $9k extra. No idea how that compares to your situation.

Do it, and make it deep!

Make sure to run a **** ton of power to it, 110v every 4', at least 2 or 3 220v, and plumb it for a 2 basin utility sink. That'll up the cost but will make it much more usable. And an attic drop for more storage.

Thats what she said.

One of my bays has an extra 4' of length and it is great.

My garage has 2 outlets in it. Makes me so mad.

My dad.and I took the garage down to the atuds, hired an electrician to expand 2 circuts and add 2 more, more lights and 2 220v outlets. Plus we trenches for the plumbing. It was a lot of crap work but I'm so glad we did it. We had to have the house replumbed anyway so we brought more water to the garage.

Definitely go for a tandem at least. Agreed with the above about electric. Also plan a GFCI work-around for your garage freezer.

Put a hose bib in there too. That was a great $250 I spent to add on my build.

If you can configure it right, have a 3 car plus tandem in the middle. Doesn't need to be full length tandem, but say 10'-12' deep. Makes a perfect space for a mud room.

Just built a house recently and went with the 3 car garage. Two bays for my wife and I, and one for "stuff." Also made it extra deep... enough room for a F150 crew cab with the tailgate down, plus six feet in front for a walkway and room for storage.

So glad we did it. Once it's done, it's done, and you can't go back and add the extra room if you discover you're really OK letting go of a little more money.

Built a new home in 2012 in north ft worth. Added a single car 3rd car garage for about $10,000 or so. Problem is, it is too narrow. Fits a small SUV ok, but not my truck. It's basically a golf cart garage. Many neighbors use the 3rd car for all the lawn equipment, bikes and other kid toys and then use the double bay primary garage just for the vehicles.

My suggestion is to park you car in the driveway, open up both driver door and passanager door and measure how wide it is. A car might be 6' wide, but with all the door open, it could grow to 10'. Make sure you have plenty of space to fully open the doors! We don't and I hate that about it. The damn walls almost need a chair rail cause the car doors keep eating away the sheetrock!

I'd MF Barnes it up but we aren't redoing our garage until next year. It has potential... 30 x 30 with high bays but two trusses running widthwise need to be moved to take advantage of that height before I can throw in a couple of lifts.

We add a lot of 4th car bays to the standard 3 car garages on the homes I build in the Austin area. Extra garage space is running about $80/sq ft. 10 x 25 cost about $20k.
