How long do you want to ignore this user?
Does anybody know 'typical' restrictions caused by an aerial easement? We are planning on installing a pool and we have a 5 ft utility easement at the back of our property and then a 5x20 aerial easement next to the utility easement. I know the utility easement is off limits, but can we extend our deck onto the aerial easement? What about the pool?

Any info would be great!

It depends on the actual language of the easement. Oftentimes, you can have improvements below an aerial easement. They are typically done for electrical lines to allow for sway in the lines during times of high wind.

Read the easement carefully, it should tell you what you can and cannot do.

As the above poster mentioned, it all depends on the easement language. We work with multiple utilities and they all have different policies on building in an easement. It will also depend on what you want to build. You might run into a little more pushback wanting to build a deck for a pool in the easement because there are different clearance requirements to pools than say a portable storage building.
