Average time looking at a house during a showing?

How long do you want to ignore this user?
We had 2 showings back-to-back today, so we drove by the house during the 2nd time slot to see the potential buyers enter the house.

We watched from down the street, and they spent about 15 minutes inside.

Even though we looked at a ton of houses ourselves, we couldn't remember how long was average or good. We knew anything under 10 or so was an easy no.

We've got a 2400 1 story, so it really wouldn't take much time to walk through.

Thoughts on whether 15 min was good/bad/or just nothing.

my wife wont let me stake out the potential buyers... she says it's too creepy and thinks they'll see us.

I'd say 10-15 minutes is avg. We have a 2150, 1 story so same boat as you. We always vaccum right before it shows if we can (literally as we're walking out the door) so I always try to see where the footprints are in the carpet. Check to see if they actually walked into the bedrooms to check out the closets or walked into to the dining room... things like that.

Doesn't seem like the people that came through this morning walked around a whole lot.

I also think that people are going to be more inclined to come and look at a house 2-3 times in this market before they make an offer, plus they've probably looked at a lot of things online before they get there and already have a pretty good idea of what they like/dont like before they even walk in the door.

all over the board...anywhere from 5 minutes to 30 minutes...it really depends on the buyers....

I had several people look at my house 4 times, one even measured every room, spent hours.
One of those lookers ended up making an offer almost 10% below what we asking, but we ended up working the deal to within $4k of the asking price. (house was over $280k)...We almost told them to get lost when we got the offer but we worked it out.

Good luck with your sale, if you get an offer again, work it.

Depends on how many houses they had to see. If they only had a couple houses to see, then they are in no big hurry. If they had a lot of houses to see, then 15mins is pretty good. The things that will stick out the most is if they come back, or show it to family.

We saw them driving before hitting the house, and the passenger was flipping through several sheets of what I assume were other listings.

We had another showing yesterday, so hopefully something will break free.
