Engineering design. Civil Engineering in residential subdivision design especially. You get AI to learn the city subdivision ordinance, the water, sewer, street and drainage design codes, portal in the site topography map showing existing location and grade of utilities, push a button and it's done, look it over, tweak the plans send to city for approval. Need AI civil engineering developer. This is an easy application for AI. Somebody do it!

Who is the leading software provider in that space now?

I think almost every industry will play out similar. Some leading software provider currently will start using AI to make their systems much more intelligent and value added. But imo, you need to start with an existing userbase and sources of data.

The hardest part of investing in this space is all the software companies are privately owned. We have found vista equity partners to be the PE fund to invest in for our clients to get exposure to this. The enterprise software investment case is extremely compelling.

I'm in CRE and sell development sites. It's all in the works across the board. I have spent a lot of moonlight hours on building my own GPT to suite our teams needs.

I have played around with it enough to automate a lot of our data entry tasks with precision and spits out pretty good high level UW (back of the napkin/litmus test stuff).

It's about to grow so exponentially that anything I'm doing now is moot. But I just want to understand how it operates and I'm so fascinated with the tech.

1-3-5 years from now what I've ever tried to think up will be a plug in to our browser (or whatever is next for a browser) is my opinion.

It's warp speed. Even the "man those guys were visionary" types that make bank will do so at a point in time and get passed up the next month. It's going that fast from what I see. And I am not a computer guy. Just 34 and trying to stay on top of the edge for what I can.
