Getting into the industry, have a few questions I'd like to ask.

I have a small storage operation that I started to fit in with a couple of other projects at the same location.
It's not a bad thing to get into, there isn't anything that is perfect and trouble free. You do have a lot more
flexibility with evictions than with home evictions. The main thing I see is when payments stop and you
can't contact them anymore, usually when you get to the lock cutting stage you will find old appliances,
furniture, etc which you will have to work to get that out of there and disposed of properly. I have never
really advertised and most of the time I am nearly full. I rarely have less than 90% occupancy. It is
amazing people pay storage to keep what is mostly junk that isn't worth the storage cost. Once in
awhile someone leaves a jewel. Just about to haul off an old mattress and accidentally looked under
the cushions and there was a pretty nice shotgun! Takes some good management and just keep
up with it all, but for the most part is pretty good. I have some residential type property also and that
is ok if a person doesn't wind up with a crappy renter who can cause all kinds of headaches. Usually
they will finally leave if they see the eviction is coming, I've only had to go through final phase of
eviction once but that cost me about two days useless work. Right after they got the order, they
finally skedaddled. I think the minimum you should have if you are going to do the self storage only
you probably need about 200 units so a full timer can be there to handle things. The sweetest thing
is having boat and RV storage. That is real good but most of the time can't get as much of that as
you would like but is a good little sideline of the storage business.

There are a TON of storage development underway, especially Dallas.
