If you have any % of minerals, definitely hold on to it. You need to do something on the land to continue the ag tax treatment. If you don't want to do it yourself, you could lease for hay/cattle or convert to wildlife management (which is less expensive and time-consuming). Depending on minerals, water, topography, heavily wooded/improved pasture, and most of all price, it may be tough to sell in this economy. I would hold it if you can.

Thanks for the responses. The wells on the two big places, used for crops for years until recently, will each pump about 300 gallons per minute (if I remember my Dad correctly). My Dad's getting a little too old for the whole thing, but hasnt been able to lease for grazing or hay (not sure why). He does have a deer lease. There are also mineral rights and about 30 wells, but the development company hasnt gotten them into production in 2-3 years since Dad signed with them. Any companies I should look into for getting these wells back into production?

Thanks again for the responses. I love the land but would have to sell one day if I was to lose the ag exemption.

1. I have a sister and brother in law nearby that might be interested in leasing your grazing rights. We have cows, and our place in Lampasas is a little too far for Dave to manage.

2. When / if you ever get interested in selling, I might be interested.

With water....hunting would be a viable option. Obviosuly not sure about the layout, but if there is enough cover for deer, lease to hunters that have their own equipment and turn them loose. Water is the big "X" factor these days, and many leases are being dropped because the tanks have all gone dry and the deer patterns have been disrupted (or they anticipate them moving out). You throw in corn/protein feeders + blinds to deer that are having a harder time finding food and you are in business.

Do you have a irrigation system on it (center pivot, etc)? If not, you may want to look at it as an investment. My guess is it would cost you 40K (no real clue)

Commodities are high right now. Cotton, corn, almost everything. Finding a farmer is difficult. 300 GMP would probably irrigate 100 acres without a pit, pending the crop, and many other factors. You could make 25k a year on that but there is a lot of risk and effort.
