That means in 10 years he has to average over 92 Hits/season and almost 32HRs.

This will really come down to how many years he has left. As mentioned, every single hitting number he has dropped each of the last 3 years, and there is no reason to think he'll reverse the trend significantly. If he gets 173 Hits (avg per season), it will take over 5 years.

His average of 42 might suggest it. I don't believe it to be possible.

I think we can take that $10M off the contract and assume he won't reach either.

Seriously though If I was a team owner I would never give a ten year contract of guaranteed money to a 31 year old man.

All depends on whether that 10 year agreement nets the team a couple of rings or not. He will surely put 7 years of asses in seats. If his starts to decline (and he will) they will have already earned his salary back 10 fold.
