Of course insurance is high. You are moving to a BARRIER ISLAND! If a hurricane does come, leave in plenty of time. We just built you a nice new causeway to get you off the island. Don't complain when your house gets swept away, though. I wouldn't worry too much about a hurricane. It's been decades since Corpus has had a major hurricane.

"The Big One" is coming...it's just a matter of when. Sufficient unto the day is the evil therein....why worry about tomorrow? Oh, and yes...ad valorem taxes and insurance are both of ridiculously high amounts!

Your house isn't going to get washed away if you live on a canal. You aren't directly on the beach so you'll get rain/wind damage, not so much the massive storm surge damage that kicked Bay St. Louis's ass.

Re don't worry if you are on the canals.

My sister rode out the last big one over thirty years ago in a house on stilts. The water was flowing through the dunes over three feet high and going to the Laguna Madre.

As for insurance, you are protected by the fact that all of us who live on high ground near the barrier islands are forced to subsidize you.

Warning: if you play the golf course out there and send a ball off the fairway, don't walk in the grass and try to pick it up. Snakes.

Snakes, hurricanes, sloots and drunk drivers. No place like the island.

Also...I doubt you subsidize the rest of us. We pay our fair share to live on the island.

ummm... yes we do subsidize people on the island. That is the way insurance works. Be sure to learn a lesson from those in Mississippi and Louisiana and carry wind and flood insurance. I would have thought that everyone knew that damage from water was a separate insurance policy, but apparently not. We lived about a mile from the bay and were not in a flood plain but still carried flood insurance just in case.
I am too confused about the high ground near the island.

I would still argue that you don't "subsidize" anyone on the island. I live on the island and would love to compare insurance costs with you.


You might as well add California, Oklahoma, Colorado, Mass, etc., etc. to the list because all have natural disasters and share the costs. Insurance is based on the RISK that you take to live in a location. If you are anywhere near the coast (10 miles) you are VERY subject to severe damage from hurricanes.


Yes...we have wind AND flood. Most lenders require both.

When the next big one hits on the Island, you'll definitely be able to tell who the good builders were and who did the shoddy stuff. Unfortunately, a lot of the recent builds fall into the latter category. Good luck.
