Nice areas in Tyler?

Might have chance to transfer back to Texas with an opening in the Tyler/Longview area. I have never been to that part of the state, will check it out this Xmas break. Can you guys give any suggestions for sub divisions or parts of town to look for a house or areas to avoid for that matter. Price range for a house high 100's to low 200's. Thanks in advance...

If you are in Longview, live in Pine Tree.

There are 4-5 neighborhoods that have nice 100-200k houses.

Pine Tree is its own independent school district from Longview ISD, is typically a better schoool all around with a better student body (when I was there it was at least...graduated in 2000.)

There are 3 nice neighborhoods around the high school and jr. high that contain nothing but $150k+ houses.

If you're in Tyler, live on the South side and send kids to R.E.L., not John Tyler. I don't know much about Tyler, but if I had to go back to East Texas, I'd go there.

In longview, Pine tree is a nice area of town as well as Springhill/whiteoak side of town. Longview ISD isn't really that bad of a district but you have to make sure your kids get into the "gt" classes or the school is really really bad.

In Tyler, like said get into Robert E. Lee if you can. John Tyler is in the older side of town with the less affluent students and families. A little story about John tyler to give you the scene, playing a soccer scrimmage over there one time and you could here gunshots nearby during the game.

I recently moved to Tyler, and bought a house in the Green Acres neighborhood. We also really liked the Azelea district. There are several nice new subdivisions on the south side of town, but we were looking for an older house.

I was born/raised in Tyler. There are a ton of great neighborhoods in that price range. Like the above poster mentioned 2 good ones are Green Acres area and Azalea District. My parents just sold their home in the Green Acres area a 4/3 2700+ sqft remodeled in your range. It is becoming a popular area again because you can get a nice sized home for a good price with good schools - Woods, Hubbard, Lee. The Azalea District is my favorite residential area, the homes will be older but will have character. The downside is the elementary and middle schools for that area leave something to be desired, maybe consider private.

Tyler is growing pretty fast these days, and the growth is to the south so that is where you will find the new builds. It seems to be weighted more to the high end $3-400K+ and an incredible amount of $750-$1.5mm homes. I guess all the new oil millionares need a new crib. Just get a realtor to help because there is a lot more than just those two areas.

Forrest Glen, Tall Timbers, and Baker Heights are all really good and affordable neighborhoods that are probably in the high 100's to low to mid 200's

All are in owens/rice---hubbard---lee district

Well there is both a Baker Heights and Baker Plantation. Baker Heights is a very nice area and Baker Plantation is a bit newer I think!

Baker Heights is on rice road between old bullard and old jacksonville. Its in a great location and very nice houses.

There's some new development next to All Saints. I can't remember the name so it might have been mentioned. I drove through the development while visiting the parents over Memorial Day weekend. There's a golf course that has been totally redone, and some freakin huge houses.

That would be the Cascades. There are lots going for as much as $1MM.

Yep, that's it. There were some freaking awesome homes going up while I was there. There's a lot of older houses that could probably sell their lots for a pretty penney right now(they'll probably need it after their property tax sky rockets).

The best part of Tyler is that I-20 runs both ways!
Sorry, but I'm a Dallas native who lived there for three years for family, have traveled extensively all over and live in Atlanta, GA now. I speak very objectively here. If you know what the term "Peyton Place" means, that's Tyler. I made friends easily, the people are by and large pleasant, but it's a very incestuous town socially. Everyone there thinks it's "the best place in the world to live". When you ask them if they've ever lived anywhere else to compare it to, they say "of course not...because this is the best place in the world to live!" You think Highland Park lives in a "bubble"? It's a distant second to T-town.
If you want to start a ruckus, ask someone in the know "What charity does all the money from the Rose Festival Pageant go to?". It doesn't. The plebian general public pays admission to see the daughters of the old-line families dress up in Mardi Gras gowns. The money goes right back into the pot to front the spectacle the following year, and the families "donate" thousands of dollars from fourth grade forward through high school for the "rights" for their daughters to hold places in the Rose Court. The whole crowd thinks they're Park Avenue high society, but they'd get laughed at walking through Northpark or Galleria on a weekday.
I lived in Longview immediately afterwards for two years. Much more "real folks", more friendly, hard working. If you have a choice, head east to Longview.

I'm from Tyler and was an escort in the Rose festival back in the day - one of the worst weeks of my effin life. Still like to go back though b/c the pace is much slower than D/FW.

South Tyler, try the Copelands, that's a pretty nice area just south and a little secluded
