We may be moving to Tyler next May and have a $190,000 budget for a new home. We would like a larger lot, outside of town, preferably South of loop, older homes okay. How is the Whitehouse area?

If you want to, give me a call and I can point you to a realtor that we've used several times now that's really good at what he does. He's a Baylor bear but a class act

Whitehouse has great public schools and good proximity to most everything in Tyler that you'll be using. Bullard is nice as well...a bit more expensive on taxes though.

Tyler has pockets of good neigborhoods all over town. Question is , do you have school age kids--where do you want them to go. If you got the bucks, private schools are very popular. Traffic is heavy on 110 comning in to work from Whitehouse. Be careful of taxes--and TJC just raised theirs for bond issue. Whitehouse schools wrap around south Tyler, and some new neighborhoods. Went through the process just a few years ago, so if I can help, let me know. Tyler homes kept their value until two years ago--I am afraid to look at mine now, but their is promise, because not much building has gone on. (I am not realtor)

- Check out the Gresham area. Seems to be nice and in that price range.

My sister lives in whitehouse (works in tyler) and loves it there. She has 2 kids and says it's a great place to raise them. I enjoy going over for neighborhood gatherings myself, good people.

Thank you for all the great information. After visiting there this week, I learned the Tyler area is very different than what I had previously thought (in a good way).

Honestly Moses, check out a neighborhood just south of town called The Brooks. I rented a house there for 6-8 months about a year ago. Tyler address, Whitehouse schools, quiet area with a lot of greenspace.

My wife and I like the area so much we bought just around the corner (Baker Plantation) versus Holleytree which we were considering.

Just south of 49 (the outer loop) and just east of 69 (broadway).

Anyone know about Emerald Bay? I know it is older lake/golf community, and I guess those old folks are leaving and selling. There is a remodeled advertised at 175k, probally built in 80s for 60k, so folks are making money. Seems like a good deal, is that a good area still?

It's a great neighborhood, it's just way out there (by Tyler terms). There isn't much out there and it's a haul to get to anything (stores restaurants, etc). But it is "on the lake" and has a golf course.
