I'm in the process of looking for Real Estate in the RGV and would like for the South Texags brain trust to chime in and make some recommendations.

So the question is this: if you were going to relocate anywhere in the RGV where would you go? Is the RGV immune to the Real Estate debacle going on? Thanks in advance for you tips/advice.

We aren't immune to it, but our hit is less due to the Mexican market here in the RGV.

The area with the highest demand and highest prices would be the upper valley. The north McAllen and south Mission areas are in the highest demand.

You can look at buying property (im assuming residential property) in a couple of ways.

If I were you, I would look in NE McAllen..more specifically..the Gonzalez Elementary School District. That's going to present you with mostly new construction and no fear of living next to drug dealers. This will help you out also because of the resale value in this area.

I personally live in NE McAllen and know that I bought my property for the correct comparable price per square foot. I know that when I get ready to put a for sale sign on my yard, I'll have a great resale amount on my hands with the appriciation in this area/neighborhood.

Sharyland ISD is also a good location to look at as well. Some claim that it and McAllen ISD are two of the best school districts in the area.

Now this is just a very very short overview, but if you are really needing help, I'd be happy to refer you to someone that can definetly help you out. (I would do it myself, but I deal primarily in commercial real estate down here, not residential) Feel free to PM me if you want. If you need any sort of references...

I've been working on a few projects that I've actually needed different subdivision plats. The way I would go about it, is to ask your different City Planners and their assistants.

You may need to drop the right name, or show up in person, or even fill out a public information request (some cities do require this now) but that should be part of it. Providing you don't need it that day, you're good to go if you have a little patience with each municipality

I guess the RGV is not immune to the squeeze in Real Estate, this is the best time to buy in my opinion if you can afford it.
