First time home owner trying to get approved

How long do you want to ignore this user?
Looking at a house in the 110-120 range. Have right at 20% for a cash down payment. Have only one vehicle to go toward my credit score. Where should I look for a good rate, and is it likely I will be approved?

I talked to my bank first and got rates from them. Then talked to a few local lenders. I used HomeTrust Mortgage out of Lubbock. My realtors (Real Estate Ranch), The Johnstons, do alot of business with them. It was a quick close. I just recommend trying to keep it local. I have heard some bad stories from people (recently my brother) trying to use use Big National Banks.

Good Luck. I bought about 2 years ago and my brother closed on his abour 2 weeks ago.

What kind of stories have you heard? I have though about doing it local but local for me is 500 miles away as I just moved here. I started an acct with wells fargo recently so I was considering trying them but is that a bad idea?

permag, I agree with anabeth. Use your realtor to connect you to a local mortgage company. However, you should check with wellsfargo since you already have a relationship with them. Your realtor will have a great feel for which company would be the best fit for you though. The reality is even if you go with a small mortgage company, they are going to sell your mortgage to a large bank within the first 6 months to a year anyway. My last mortgage was done through a small company out of Odessa and once finalized, was promptly purchased by Wellsfargo.
Here's some advice from an old ag who has been around the block a few times: 15 year (will save tens of thousands over a 30 year), "FIXED RATE" (rates haven't been this low since the 1950's/ DO NOT get a variable rate), payment no more than 25% of your take home pay.
Rates are going up, get r done.
