My renters are moving to Phoenix in June when the lease is up. I've decided to sell instead of finding new renters. It's a 4br, 2 living rooms, 2 bath and 2 car garage. Public schools are Fannin, San Jacinto and Midland High. Good combination if not familiar with midland.
If you are interested or know someone, let me know.

It's not on the market yet, would love to sell before July if possible.

That is it. Those pictures are from 4 years ago. With the 3 yr drought, the grass is not that green right now.
The house is actually a little over 2500sf now. We extended the laundry room to attach to the garage and added storage and a place for a freezer.
Going to list it at $275K with a 10K allowance for updates. Replacing windows is what I would do with this. Some might want to put in granite counter tops, etc.
Finishing up a two year lease for $1700/month. If I were going to keep it, I feel confident I could get $2200-2300/month in today's market.

Midland Aggie, today's market in Midland is crazy!!!! If you see and like it, you had better put in a contract. I am a native, and I have never seen anything like Midland's housing market.

Very true Mark. Been here since 1989 and I've never seen anything like it. Real estate is crazy here. If you own property, it's selling fast because rent prices are even worse and there is a huge shortage of housing.
If buying in Midland, the negative is housing costs. The positive is interest rates are extremely low AND wages are highly inflated with numerous jobs available!
The house payment on this house is probably $800-$1000 per month less than rent.

How much of the house has wood paneling? I couldnt tell how far it extended in those pictures. Also, how big is the backyard?

Wood paneling is in the den and kitchen/breakfast area only. The paneling is tongue & groove, not sheet paneling. We have had some say we should paint it, but we think the buyer should make that choice. Backyard is decent size. Estimating 30'x 50', then side yard is around 20'x40'. Great size for kids to play in.

I was wondering how your sale is going. Are you still sticking with For Sale by Owner? The reason I ask is because I will be selling our home within the next couple of months. Did you try any other forms of advertising besides Texags? If so, what has generated the most interest. Thanks in advance.

Sorry haven't checked this thread in awhile. I haven't listed the property yet. I still have renters through June. I haven't advertised in any way yet. I will be listing with a realtor friend starting July 1st.
I feel confident it will move quickly if I price it right. Most homes are moving at around $115/sf. Completely updated homes are going for $120+. Ours will need some updating (probably kitchen counters and new windows). I'm going to ask $275,000 with a $10,000 allowance for updates. Net of $265,000 ($106/sf). I feel that's a very reasonable starting place in today's market.
We'll see how it goes. Good luck with yours. Don't wait too long to list, you don't want to miss the crowd moving in over the summer trying to get settled before school starts.

Thanks for all the info. I should have read your original post better. I'm hoping the market stays as strong as it has been. Several of the houses around us (Greathouse) have been going for $125+. My neighbor just sold his for $128 per sq ft. I do wish I could list our home now before summer ends, but our contractor has not even started the remodel on our "new" home yet. It will likely be after the new school year starts (September to October) before we are ready to move. Good luck on your sale. I doubt you will have any trouble selling it before school starts. Thanks for reply. In the time since first message and now, have made offered and got an executed contract on a house in town. Had to move quick, and had to pay a lot, but I do have someone to live.
