you do realize a teardown in that area costs over 300K? That's probably not the perfect area for a young couple a few years out of school.
That's my point. How can a 'young family' afford that...maybe if both are surgeons. Couldn't see any couple there under 35.

I guess it's called rich parents and big down payment.

the thing that's funny to me is he's offering this as an alternative for a young family that's not sure they want to spend a lot of money on private school.

those houses aren't necessarily tear downs. There are plenty of small, nice old homes in that area with a lot of room to appreciate. also, no one said they were only a few years out of school and short of an apartment in the area, this is the best way to get into one of houston's best schools.

AND they never mentioned price as a factor. i was simply suggesting it as a great deal. Have y'all been keeping up with the posts?? Digy, go back, read all the posts again, then try to make a suggestion yourself.

My brother & his wife just bought a house in West U proper (under $400k) - they qualify as a "young family". It's a tiny cracker box near the railroad tracks though.

There are lots of young families in West U. You'd be surprised how many 30-somethings with preschool or grade school kids are buying in that area.

i realize there are young families in the west u area, but i also think it's silly to day the west u is "a good deal". People move into those boxes in west u so they can tell their friends they live there. And yes, the 300K houses in west u are tear downs. If you're that concerned about having a good public school district, move out to the burbs like Katy or Spring and get a larger house for half as much.

The amusing thing to me is most parents who live in these "cute little houses" in west u end up sending their kids to private school in high school anyway.

I went to WestU elementary, Lanier middle school, and Bellaire High school. All arguably the best public schools of their category in the city and wasn't zoned to any of them. As long as your kids can pass the tests to get into the honors and magnet programs at those school it doesnt matter where you live.

People live in West U because it's close to everything worth doing in Houston and it's generally close to all the major employment centers. They also like West U because it has a real small town feel right in the middle of the this big city. They also like the fact that they have ther own police and fre departments, who will be at your door within 3 minutes of your call. They also like the fact that their home value is appreciating at a rapid pace. They also like that they have the option of a great public elementary school plus the option of snednng their kids to the best private schools in the city.

Most of our friends live in River Oaks, so they're not impressed that we live in West U...maybe folks out in the burbs are impressed.....but then again we don't know those folks or give a damn what they think.

maroon,

take another look at my post. I'm not referring to everyone that lives in west u. I think it's a great neighborhood if you can afford it. I'm referring to people (and this happens in most nice neighborhoods) who move into the smallest, oldest house on the edge of the neighborhood just so they can say they live there.

I've had several of clients who've actually considered living in River Oaks houses with driveways to back onto Shepherd for the same reason.

Anyway, don't take my post to mean that I'm bashing west u. I was simply saying it probably wasn't the best choice for a "starter home".
MAROON
How long do you want to ignore this user?
actually I think it's a great choice for a "starter home" People are willing to pay the higher price for a smaller house and a smaller lot, because the upside to living in West U is that high.
Towns03

digy, you're a moron. It's a great place for a 'starter home' if you can afford it (note all the valid points made by maroon). I can't think of a better place to have a young family. I really can't figure out what the hell it is you've been arguing about throughout this post!
Diggity
How long do you want to ignore this user?
I'm a moron for being realistic? I'm sure there are young couples that can afford to spend 400K on a house in West U. They certainly aren't in the majority though.

I also think it's pretty funny that I'm being called out by a guy that says Montrose is one of the dirtiest and most dangerous places in Houston. I guess we all can't live in your bubble.
Towns03
How long do you want to ignore this user?
yeah, about that- Show me where the original poster expressed concern over the price. He wanted to know about the best private schools in Houston. The West U thing was a suggestion of mine. TRY TO KEEP UP

try to keep up here towns.

------------------------
*You mentioned west u as a second option if they couldn't afford private school.

*I came back and said west u is a pretty expensive second option

*You told me west u was a great investment opportunity with "plenty of room for appreciation"

*I laughed
----------------------------

to summarize:
If money were no object to them, wouldn't they just send there kids to private school?

and i'm done

No, I suggested investing in a home ZONED to west u schools (go back and read it, moron), not in west u, and taking advantage of some of the best PUBLIC schools in the city. Later, I acknowledged the price for the public schools was considerable, and if tens of thousands of dollars wasn’t budgeted for elementary/middle school that west u was a good option. What you fail to realize is an investment in a home, even if we are talking 300k, is different than spending thousands on your kids’ school. One appreciates, one doesn’t (well, I guess it does in a way…). DON’T PUT WORDS IN MY MOUTH AND DON’T FILL UP THESE STRINGS WITH MINDLESS BANTER IF YOU’RE NOT GOING TO MAKE A VALID SUGGESTION
Diggity

...and you also said River Oaks Baptist is a better school than St. John's

but please....keep calling me a moron.

i made my suggestion, and I'll continue to respond to any suggestions i think are unrealistic.

...now continue with your temper tantrum

no, you suggested a specific area, which i am very familiar with, and it happens to average about 860K.

that's insane. maybe for a near new home, but as i said before a hundred times, there are plenty of nice old homes in that neighborhood.
