Wondering if anyone has a grandfathered Houstonian membership they are looking to sell?
I know new memberships are non transferable but thought I check if any of the grandfathered might be out there.

I'm pretty sure it's much more than that now. Post Covid these club memberships in Houston have gone through the roof. I believe Houstonian is 75 to 80 grand and racquet club recently went up to 85. Both have an 18 month to two year waitlist.

I am currently a member there, I would suggest just going forward with an associate membership as opposed to trying to go get a grandfathered resident membership. It is not like a normal country club that you will be able to make your money back if you ever choose to recuse your membership status.

I've heard that initiation fees for both levels of memberships go up ~$10k after the first of the year

Not sure if you are trying to be clever here. Simply put, if you wait until 2025 to join, you will pay $10k more for your initiation fee than if you joined prior to the end of this year. Pretty sure I know how that works, or at least my wallet does!

Those who can do both don't start threads asking to be grandfathered in to the Houstonian.
