Grand Central Park Conroe area?

Does anyone live in this area and can provide some feedback about the pros and cons?

My wife and I are early 40s and I am about to retire early and looking to move from DFW to an area closer to my family where my money can go further and the houses I see on zillow look amazing to me. All I need to be happy is high speed internet and my wife needs starbucks/marshalls/hobbylobby etc.

We will probably just take a trip down there and spend a week in a hotel to feel out the area but I would love to hear from people who live there and what they think about it.

edit: no kids so we aren't worried about schools

It's not really different than any other master planned community i.e. same builders and floor plans as others in price range. They at least left some of the old Boy Scout outdoor recreation areas from when it was Camp Strake for the longest time.

If you're not going into the Woodlands a lot nor have reason to drive into Houston often, it's as good of a location as any. From a resale point, just make sure you're zoned to the better schools. I recall one part being zoned to Conroe HS which isn't great.

I was a scout growing up in Houston and spent a lot of time in that area, so I have to admit there is some nostalgia for me there in that regard.

Congrats on retiring early. Unfortunately, Houston is full (this includes everything surrounding the Houston area).

You should check out the beautiful sunny city of El Paso.

We just moved in last month and love it so far. It's far enough from the Woodlands traffic yet close enough to enjoy that area as wanted.
Decent amount of trails, nice community center with a gym included in HOA.
We are about a mile from I45 and house faces north / south, there is road noise but it's not bad. More homes are being built between us and 45 so hopefully that will deflect the noise better. Still a lot of lots undeveloped in our section so it does have a ways to go. Our street is almost built out but several perpendicular streets have new homes going at this time.
We moved from NW Houston and it's been a great change.

thanks for the reply...the pictures make the area look great. My wife loves the idea of tall trees and we have a dog so I would love to take her on the trails and to the dog park plus it seems pretty close to a lot of your typical stores.

A lot of the popular retail stores are on the edge of the neighborhood and others are just a few min north on 45. Plenty of trees that will never be touched around the various lakes as well as designated green spaces for replants, plus the dog parks you mentioned.
Golf carts are common and I imagine will be more prevalent as Spring approaches.
The lake is a 20 min drive away also.

I would look into it for sure. A good chunk of the existing development is in the 500 year floodplain.

I don't think you can build in the 500 year unless elevated, so I would imagine those homes aren't below the 500

I was just going off of the FEMA National Flood Hazard maps. A portion of Grand Central falls in the 500 year boundary. Now as far as elevation is concerned, I'm not sure. I would assume that banks are requiring flood insurance if they look up the address.

I don't know what the flood plain is there, but as someone who worked at Camp Strake in the 90's I can say that Grand Lake would/will flood quite easily.

One of the motivations for the Scouts moving out was a lot of issues with the lake and water/sewer issues from upstream in Conroe.

Add in a bunch of concrete and I have to believe it's a flood risk.

Great memories from that property though.

I am outside the boundary, rates are less than $600 for flood insurance for reference. Not highly concerned but aware it can happen anywhere in the general vicinity

Love the area and memories, but as someone that spent 7 years on staff there when it was a scout camp, beware of the copperheads. lol

I don't know first hand but I've heard that the HOA bylaws as written aren't very well thought out so controlling design elements going forward is going to be a HUGE issue for this development as people renovate in the future. I haven't seen them myself but I've heard comments indicating such.

Be aware that FEMA is redrawing the floodplain maps. That 500yr can become 100yr quickly. But it sounds like revisions are still far off.

it was developed by the largest master planned residential group in Houston, so that would surprise me.

I live right across the river from that subdivision. Actually rescued a guy from that neighborhood that somehow got lost while riding his bike around the greenbelt and ended up down at the river right at dusk. i guess he decided to take a nature walk and got turned around.

I moved here in 2017 from the Dallas area and I don't think I could ever go back. Outdoor recreation (minus the lack of lakes), scenery, trees, weather, people, traffic, allergies, etc. are all better here. Plenty of shopping and stuff for the women. Cheaper. I'm trying to think of some cons, but when comparing to DFW, I'm having a hard time coming up with any.

ETA: came up with a con, road-trips seem to take longer no matter where you are going (except anywhere east down I10). I dont think the highway system outside of the metro area is quite as complex as DFW so you end up zig-zagging your way across the state. Seems like anytime i meet my DFW buddies somewhere it takes me at least 1-2 hours longer. On the bright side, you get some much better scenery than you would in gray, boring NTX.

Haha it was an interesting encounter. It was about this time of year (i think 2 years ago), so it was getting dark early. I took my dogs out for a hike after work and accepted the fact that i would probably be finishing my hike in total darkness.

So as im hiking back, darkness hits with about a mile to go, and i put on my headlamp (one of those big spotlight type ones). I was walking down a sandbar and looking down at some rocks or something on the ground and then looked up to see a fully illuminated, large, middle-aged Mexican dude wearing a chartreuse green cycling jumpsuit just standing there staring at me.

This area is pretty remote and ive always thought there is a good possibility of me stumbling upon some sort of illegal operation out there so i was a little sketched out. Im sure he was also sketched out about some weird ass dude hiking down the river at night (i noticed him side-eyeing the pistol on my hip a few times lol).

Anyway, we chatted and he told me he had been riding his bike and decided to check something out off the trail and got turned around. Left his phone at home since it was just supposed to be a quick ride around the neighborhood. From the lake to where we met, he had gone through at least a straight mile of dense jungle. Ditched his bike at some point along the way. Definitely would've spent the night out there if he kept heading in the same direction he was going.

So i hiked him up and across the river about a mile and took him home. He didnt even let me take him all the way to his house because i think he was still worried i was a murderer or whatever. Called me the next day (i let him use my phone to call his wife) and asked if i could take him back out to where we met so he could backtrack and find his bike. Never returned his call because i was also worried that he was a murderer who got cold feet lol.
