Looking for a commercial architect in Harris county that can draw up some plans for commercial strip center. Anyone have any leads?

You will need civil, structural and MEP too, but most architects have someone they would recommend

Always curious about these types of posts. Another guy does it too regarding building in Houston.

Are you a RE developer but just not local? Are you trying to get into the development business? Why is TexAgs a place you would come to for leads rather than industry connections?

Great question……I am a doctor by trade and have decided to build office with commercial retail available. The contractor I have decided to go with works in Jefferson and Chambers county but has agreed to do this project. The engineers and architects he uses have not done work with Harris county so he thinks its best we use an architect who will be able to get inspections passed first time.

This is a "mom and pop" strip center I am building to have secondary income (mailbox money) incase something was to happen to me and I couldnt practice. I would not call my self a developer by no means.

I would start with your land brokers and ask them for their recommendations for good ground up retail architects. There's a ton of giant shops in Houston that could do this, but if you're looking for more boutique they'd be a good reference outside of googling. Do you have any plans to use third party management/leasing for the strip once it's built? If you're going down that path retail brokers would probably know too.

Lucky my wife doesn't work so plan is for her to run and manage it. We are truly green and learning as we go so I just picking everyones brain. Everyone is telling me once I get first one about 6k sq ft built and leased I will get addicted and want to build bigger. We shall see.

Yeah, getting into speculative commercial real estate development and roping your wife into property management and leasing aren't what most people would describe as "mailbox money" and more like "full time jobs and careers"...

But your best resource would be asking brokers who work in this field.

I think he meant they plan on having a "Mail Boxes, Etc." as their anchor tenant.

If building a small strip center in the Houston area, I would probably check first with the nail salon and massage parlor owners to see what would best suit their needs. Especially the massage owners, since they have a lot of experience moving in and out of different centers.

Do you plan to have someone oversee the construction on your behalf ? You may have a great relationship with the contractor now, but you will need someone experienced to stay on top of them during construction, and represent you if there is a claim/dispute.

Look at identity architects. They have a portfolio in this type of project. Good advice being given above on an owners rep. Building a project like this is not without its challenges. It will consume you.

And don't put your stay at home wife in that role, unless she has experience in commercial construction. Overseeing commercial construction is orders of magnitudes different than picking finishes for your custom home.

Hire a reputable local architect familiar with the permitting process in your AHJ (authority having jurisdiction). I would imagine this isn't Harris County but rather City of Houston or Town of whatever suburb you're building in.

Hire the the architect and let them hire civil structural, MEP.

Fees will be high. Don't go cheap. You get what you pay for…this goes for professional services as well.
