Usually these investors find homeowners in distress who need cash and so they'll purchase for 65-70% of FMV, do some updates, and flip it. Or companies that pay cash on a discounted value so you can free up equity to be able to purchase another property. Like my MiL sold her house earlier this year to move closer to us- she had a company offer her like $250K to close immediately with no contingencies so she could move on another house- she declined that offer and got like $305K for her old home.

why would your relative sell his house for less than full value, so that the other party can then flip it and reap the benefit?

Exactly. This LLC shares an address with a shipping company. The lead guy has many other LLCs. The price is stupid.

I was hoping that this was just some new investment thing rather than a scam.

I have an Aggie Owned homebuying company. I'd be happy to look over the offer and give you my feedback.
