How ghetto is Lakewood forest these days? That's where I grew up. Parents moved out in 2009.

I think Lakewood is still good. Far enough off the main roads. Fawnview here, across from Moore.

We've driven around Lakewood Forest a couple of times, and while it didn't appear "ghetto", my wife and I both felt like the homes and yards weren't maintained as well as the neighborhoods north of Louetta. I'm no HOA/manicured yard snob, but I figure that doesn't bode well for long-term property values.

Just a guess but I think those homes around Tomball Memorial HS will hold up pretty well for quite a while.

I didn't realize there WAS Montgomery Co. Tomball. That's "Decker Prairie", "Pinehurst", and Magnolia. Real Magnolia not Egypt that they now call Magnolia.

The split to the west of 249 is in Kipling Oaks and Stagecoach neighborhoods (runs in the middle of neighborhoods-nasty battle in the late-90s over it). To the east it was just to the north of Cripple Creek Farms.

Lakewood Forest has its good sections and 'seen better days' sections. There's a couple streets of really nice large homes in LF. That little area has held up pretty well if you're okay with the 6000 sq foot 1985 brick facades.

Personally, if you're looking in the area and trying to find a sweet spot of good schools, I would keep moving up Grant at Lakewood Oaks Estates and Rock Creek. They're zoned to Cy-Woods (or maybe its back to Cy-Fair now its been a long time.) Of course the catch with going nicer and newer is those neighborhoods are more amenity rich and come with higher HOA fees and enforcement.

I agree completely. No surprise that three neighborhoods mentioned on this thread are Caldwell Company properties. Willowcreek Ranch, Rock Creek, and Towne Lake. Whether or not you think wakeboarding to lunch is cool or also picking up a side hobby of taking care of horses, they do a good job trying to create something of value that keeps people wanting to live there.

How is the Waldenwood neighborhood? We just kind of happened upon it one time when we were up that way for some random reason and thought it seemed very nice. Very pretty, large, treed lots.

That's random. I live in Gleannloch which is probably 3 miles away and I had to look it up. Never even heard of it.

that's a good point. The quality and longevity of the developer makes a big difference when scouting an area.

The other developer that did similar is Frey. He did Powder Mill, New Kentucky, and Timbergreen. Also a couple up in Magnolia. But if the OP is looking for at least a little bit of land, I would recommend looking into those three. They are probably 500k-700k ish, and all houses on at least half an acre and the developer did not cut down all the trees. We currently live in one of them and could not be happier.

They are more in Tomball than any of the other neighborhoods mentioned though, and would be a nightmare (as would all the others IMO) to get downtown on a daily basis. But if you want more of a country feel, they would all be good options.
