My husband and I are new to the Friendswood/ League City area. We have realtor who's a good friend and are looking to buy in the Westwood or Tuscan Lakes neighborhoods. For those of you familiar with the area, what are the main differences between the two? Proximity to stores, restaurants, etc.? Any advice is appreciated!

Tuscan Lakes is closer to stuff, restaurants and shopping, 45. Good and bad for that, but that's one of the main differences in the areas you are looking at. Westwood has nice homes, you'll get better bang for your buck there. The schools are similar, but I guess Tuscan Lakes is zoned to Falls? Westwood is in the Clear Springs High part of CCISD. I don't know if the numbers bear this out, but it has a "not the worst, but not the best" reputation. I have had friends kids go there and it is a fine school for good high achieving kids. They won't be held back or get an inferior education.
Mag creek is close the Westwood, closer than Tuscan Lakes is to Beacon Lakes (public) or South Shore Harbour Country Club. Westwood and the area west of 45 isn't traditional League City, hence a comment about it being "ass" but Westwoood/Westover Park/Mag Creek are all very nice new subdivisions.
One day, they're going to build Grand Parkway through this area just to the south of Magnolia Creek and the subdivisions on the west side of 45. The rest of 99 will go through more of League City proper on the east side, not sure how they'll do it but it promises to be a mess.
